Giuliani Associates has been making Building Information Models using software and related business processes for many years. Using multiple, open standards-based software programs allows Giuliani Associates to harness the power of advanced technology and collaborative business processes.

Giuliani believes that no single information source provides everything needed to take a project from program development, through completion of construction, and through the entire life cycle of a building. Therefore, we use many BIM software programs and many web-based business processes to share information.

Detailed explanations of our software and Work Flow are located under the About us menu. Most projects start using Microsoft Excel and the Construction-Operation Building Information Exchange to house project information. Giuliani Associates uses many programs. Most projects start using Microsoft Excel using a COBIE template to develop programming information. On new projects programming data is imported into planning tools that place the spaces on a site and incorporate Geospatial Information Systems, such as Google Earth.

Programming data from the spreadsheet can be adjusted to rearrange spaces as needed. Reports can be run to compare modifications to the original project program. As the project program is enhanced, designers can export the data out of the planning software and into other tools such as Autodesk 3D Max, Autodesk AutoCAD, Autodesk Revit, or SketchUp to further refine the building.

Through the schematic, design development, and contract document phases the data moves between multiple modelng programs and is shared with the all the participants. In post construction an As-Built model is turned over to the owner. Should the owner want assistance with facility management Giuliani Assoicates can pull the data out of the Models and provide data through report generation and data analysis.

Giuliani Associates works with private companies and institutions to manage multiple building portfolio. The information gathered during the facility assessment phase provides an ideal data base starting point. After more data is gathered it is “mashed up” and analyzed using multiple, open standards-based Building Information Model making software. Information about Sites, Buildings, Spaces, and more, are included in the Building Information Models for an entire portfolio or campus. The Models are accessed through a secure website. The interface includes a map allowing the user to zoom in on a location and select a site, building, or space to see a variety of data points. When configured with the proper equipment, building assets can be monitored in real time through a secure website. For example, a building owner can monitor energy consumption in real time using sensors and web services to make the data available with easily accessible Building Information Models. When the property is configured properly, lighting, HVAC systems and other equipment can be controlled remotely. This allows owners of large portfolios to control manage multiple properties in real time from a smart phone or tablet. As-Built drawings can be stored digitally on a secure website that allow Owners and those who serve them to view them remotely. Other data is available using a BIM Gallery that allows owners to see product cut sheets, and manuals remotely. This is beneficial to companies that have locations around the world and have a centrally located facilities department. Conventional building information models can be expensive for Owners to use. When an owner considers the full cost of ownership such as workstations, software licenses, software maintenance, and training for BIM operators, the cost of ownership becomes a significant cost of ownership. At Giuliani Associates we understand this and offer Owners a different experience. We take available data and build simple, cloud-based Building Information Models and provide the Owner with a simple access over the Internet. This approach offers owners the ability to analyze existing data and determine how to generating a greater Return on Investment in their building portfolio.
