he 76,500 SF facility includes a Group II hangar bay to accommodate CH-53 and MV-22 Helicopters, along with a two-story support area with associated maintenance, operations, labs, open secret storage areas, office and administrative spaces. The project also includes an aircraft parking apron, hazardous materials shelters, roadways, and other site improvements.
The 76,500 SF facility includes a Group II hangar bay with 130-feet long-span trusses to accommodate CH-53 and MV-22 Helicopters, along with a two-story support area with associated maintenance, operations, labs, open secret storage areas, private offices and open office administrative spaces. The project also includes an aircraft parking apron, hazardous materials shelters, roadways, and other site improvements. The building addition was constructed on a site previously used for hazardous material storage.
The exterior character of the building conforms to the Miramar Base Exterior Architectural Plan: cavity wall construction with a split face CMU exterior of light integral color to complement adjacent buildings. All windows exceed ASHRAE 90.1 standards and meet the AT/FP requirements of UFC 04-010-01. Six anchored-group hangar doors clad in steel panels provide access for the aircraft; outrigger enclosures allow the entire 325 feet of the apron face of the hangar to be open for aircraft maneuvering. To provide daylighting in the hangar bay area, the building design includes twenty-eight 32-SF skylights mounted on the hangar bay roof. The low-slope roof is covered by thermoplastic polyolefin (TPO)
membrane roofing; drainage is provided by exterior gutters and downspouts tied into an underground storm drainage system.
Hangar bay finishes include full-height CMU walls with high-performance paint, painted exposed roof structure, and three-coat fuel-resistive resinous flooring system. Finishes in support areas include gypsum board on steel studs with lay-in acoustical ceilings in offices and personnel convenience areas, and painted CMU walls and open ceilings in shops and maintenance areas. Finishes throughout have been selected for durability and ease of maintenance.
Special equipment includes a 7-ton bridge crane with access to the entire hangar bay, centralized compressed air system, and interior and exterior fall arrest systems. The hangar bay is protected by an aqueous film-forming foam (AFFF) fire suppression system integrated into the building structure. In addition to standard electrical and telecom rooms, an 80 SF specialized SIPR net room is provided. Two SCIF enclosures totaling 530 SF provide secure storage for classified material.
Sustainable features incorporated into the building design include roof-mounted photo-voltaic panels to generate electricity and solar panels for heating domestic water. Based on EPACT ’05 criteria, an overall energy savings of 60% is anticipated as the result of the following features: highly efficient HVAC system, thermally improved exterior envelope, high-output lighting fixtures with daylighting harvesting controls, and overall building-wide controls system. USGBC Certification: LEED Silver.
Professional Services: Full architectural services were provided, from schematic design through construction support services, including the following specific services:
- Facilitating an “on-board” concept design workshop (CDW) for stakeholders
Incorporating changes resulting from the concept design workshop into the project design;
- Developing the facility to comply with the Miramar Base Exterior Architectural Plan;
- Preparation of drawings and specifications to comply with Department of Defense standards;
- Consultation with air station facilities personnel and NAVFAC staff
Coordination of engineering distribution systems with building architecture & structure;
- Finish materials selection and development of the structural interior design (SID)
Selection of furnishings and preparation of Fixtures Furnishings & Equipment bid package;
- Preparation of drawings and specifications for signage bid package
Provision of construction support services (submittal review, RFI responses, and contract amendments).
