Giuliani Associates was established in 1959 with the goal of rendering architectural services to the transportation industry. Providing professional design services to airlines, airport and transit authorities has enabled the firm to become proficient in both design/bid/build and design/build projects. In addition to traditional architectural services, Giuliani Associates offers support for Building Information Modeling, Virtual Reality, and Facility Management.

Giuliani Associates’ in house staff of architects, designers, planners, specification writers, complimented by various consulting specialists, possesses the capability to meet any design need immediately, efficiently and responsibly. Giuliani Associates prides itself in a work flow that incorporates over fifty years of practice. Project Managers are trained to utilize the sophisticated tools used by Giuliani Associates to help manage projects for owners, tenants, consultants, contractors and sub-contractors. The firm starts every opportunity with the same procedure. At the beginning of each project, project managers establish projects in Deltek Vision software to manage resources, track time, and keep projects within defined budgets. Giuliani Associates uses several collaboration tools to assist in the coordination of information among team members. Newforma Project Management is used to track communication between various project participants. Giuliani Associates uses Newforma Information Exchange to transfer large files between the design team and the construction team. Onuma System BIM Gallery is used to exchange information with the Owner.

Design is a key service offered by Giuliani Associates. Projects start with the development or review of a program by vetting it using the Onuma System. Giuliani Associates incorporates projects into the Onuma System; the Onuma database can then be transferred to many design graphic modeling tools where the design is advanced in 2D and 3D. During design charrettes multiple schemes are developed and incorporated into animations to help the owner visualize the schemes.

Once the project has been designed and is in construction the Giuliani Team continues to monitor and support the client by answering RFIs, reviewing submittals and making site visits. All of which are tracked using the Newforma Project Center Server.

Post Construction Services for the Owner include everything from continuing project website support and the storing of record drawings, operations and maintenance manuals, and warranty information. The hosted website can be configured to monitor various building equipment in realtime. Not only can building systems be monitored remotely, but they can be controlled for energy savings as well.

Design Philosophy

The Giuliani Team respects the unique characteristics of each project and the culture and goals of each client. The firm’s design philosophy is based on responsiveness, resulting from a belief that preconceived ideas and design solutions do the greatest harm to any project. Careful consideration of viable options and alternatives allows for the selection of the best design direction. As a result, collaboration among all project team members through design charettes and interactive programs are key; Giuliani staff members listen and learn. Giuliani Associates pays careful attention to the development of functional and efficient solutions and the subsequent implementation of innovative design products, while always remaining attentive to the reality of budget limitations. Aware that each project will encounter unexpected and ever changing economic, environmental, political, and physical constraints during its life span, Giuliani Associates programs a rationale for growth into every design solution.

Programming and Planning

Giuliani Associates provides programming services to establish a rational basis for the design process. Each program is derived in part from interviews with user groups, managers, and facility groups. Each group’s operational needs, in terms of image, function, growth, and economic concerns are analyzed with stakeholder participation and feedback. This joint effort produces a mutual understanding of the program requirements and a clear definition of design goals. Giuliani Associates has provided planning and programming services for a number of expansion programs; many of the programs were developed for the Metropolitan Washington Airports Authority. In each case, Giuliani Associates has worked with other disciplines to incorporate criteria such as projected passenger flows, concessions requirements, and airline operational needs into each plan and program.
